House washing in Waco and Central Texas

We soft wash home exteriors with low pressure and a cleaning solution matched to the surface, so mildew, algae, and dirt come off without forcing water behind siding or etching soft stone.

What is soft washing?

Soft washing is a low-pressure exterior cleaning method. A cleaning solution matched to the surface breaks down mildew, algae, and dirt, then it is rinsed off at roughly garden-hose pressure. It cleans siding, stone, brick, and painted trim without the damage high pressure can cause.

What we remove

Problems we solve

Green and black growth

Mildew and algae settle on north-facing walls, shaded eaves, and anywhere sprinkler overspray keeps surfaces damp.

Oak and cedar pollen

Central Texas spring pollen leaves a yellow-green film on every horizontal ledge, window sill, and soffit.

Spider webs and wasp nests

Eaves and porch ceilings collect webs, mud dauber nests, and insect debris that a garden hose won't reach.

Dull, chalky paint

Many homeowners think they need to repaint. Often the paint is fine and only needs the surface film removed.

Our method

Why we soft wash instead of blasting

High pressure can drive water behind vinyl and fiber cement, strip paint, and pit limestone. Soft washing lets the cleaning solution break down organic growth, then rinses it away at garden-hose-level pressure. The result is a cleaner surface that stays clean longer, because the growth is killed rather than just knocked off the top layer.

Surfaces we clean

  • Vinyl siding
  • Fiber cement (Hardie)
  • Limestone and Austin stone
  • Brick
  • Stucco
  • Painted wood and trim

  • Gutter exteriors

Our process

How a house washing visit works

  1. Step 1

    Walkaround

We check siding type, windows, outlets, light fixtures, and landscaping before any water goes on the house.

  2. Step 2

    Protect

Plants are pre-wet and outdoor items are moved or covered where needed.

  3. Step 3

    Apply and dwell

A soft wash solution is applied from the bottom up and left to work on growth and grime.

  4. Step 4

    Rinse and detail

Everything is rinsed top-down, including windows, doors, and plants, then checked from the ground.

"I can't thank Mr. Rossow at Centex soft wash enough for soft washing and power washing my home and drive way. I thought I needed to repaint my fascia, but it just needed a wash. And my driveway looks like the day it was poured. He was promptly on time and very quick with his work and worked around my schedule. I will be calling him next year!"

FAQ

House Washing questions

How much does house washing cost in Waco?

House washing starts at $425 for a standard single-family home. Final price depends on size, number of stories, siding type, and buildup. Estimates are free.

What is the difference between soft washing and pressure washing?

Pressure washing relies on high water pressure to blast dirt off a surface. Soft washing relies on a cleaning solution and low pressure. We pressure wash hard surfaces like concrete, and soft wash siding, stone, trim, and roofs.

How often should a house be washed in Central Texas?

Most homes look their best with a wash every 12 to 18 months. Homes under heavy tree cover, on shaded lots, or with regular sprinkler overspray may need it every year.

Can pressure washing damage siding?

Yes. High pressure can force water behind vinyl and fiber cement, strip paint, and pit limestone. That is why we use low-pressure soft washing on siding instead.

What affects the cost of house washing?

Square footage, number of stories, siding material, how much growth has built up, and access around the home. Adding roof, window, or concrete cleaning in the same visit also changes the total.

How long does a house wash take?

Most single-family homes are finished in one visit. Larger, multi-story, or heavily soiled homes take longer, and we will give you an expected timeframe with your estimate.

How do I request an estimate?

Fill out the free quote form on our Get a Quote page or call (254) 716-3452. Estimates are free and there is no obligation.

Is soft washing safe for limestone and brick?

Yes. Soft stone like limestone is exactly why low pressure matters. High pressure can pit and scar the face of the stone, while soft washing cleans it without abrasion.

Will the cleaning solution hurt my plants?

We pre-wet landscaping before applying solution and rinse it afterward to dilute any overspray. Let us know about any especially delicate plants during the walkaround.

Do I need to be home?

Not usually. We need access to an outdoor water spigot and for windows and doors to be closed. We will confirm details before the appointment.
